The strength of this project lies in our exceptional collaboration.

For 240 years, with the same commitment to excellence and an unwavering passion for the business, Palatine Bank has primarily supported business professionals, especially mid-cap company executives, fostering win-win financial partnerships.

Founded in 1780, Palatine Bank is a private national bank and a member of BPCE, the leading banking group in France.

Offering financing advice, asset management, and wealth management, the bank provides a wide range of tailored expertise to meet the needs of its discerning clients. Palatine Bank also stands out for its sense of proximity and its culture of excellence, which has guided its operations for more than two centuries, driven by its founding motto, "The art of banking."

Reimagining Palatine’s spaces and professional practices.

Faced with outdated and inadequate workspaces for its 600 employees, Palatine Bank sought to bring modernity to its work environment and reunite its human capital, which had been split across two locations.

Additionally, the goal was to create a more attractive workspace for employees, encouraging them to return to the office, which had often been empty due to remote working.

A major economic hub in this eastern Parisian district, the Joya building, with its 50,000 m² of space, is a dynamic epicenter featuring numerous infrastructures and services for employees. Restaurants, bakeries, and various communal facilities will be housed within this glass giant.

In the Val-de-Fontenay business district in Fontenay-sous-Bois, Palatine Bank chose to relocate its headquarters once again, close to its previous location.

Thus, the bank has settled on the 6th and 7th floors of this brand-new, BREEAM- and HQE-certified building as its first tenant.

New landmarks for a new home.

Significant internal changes called for a pedagogical approach and a co-creation process, which we conducted in partnership with “La Fabrique Spinoza,” addressing the concerns and skepticism of employees facing these transformations.

This new beginning for Palatine Bank required a comprehensive approach to managing change, involving all teams.

The first key step in ensuring the viability of our architectural proposals was to understand employees’ needs, habits, and daily professional realities. Palatine ambassadors represented the majority through workshops, helping us to gather and understand the specific desires and needs of the bank's various departments.

We focused on the modularity of spaces and the circulation strategy to design smart offices adapted to different job types.

Coworking spaces, open-plan areas, and the Café Club, for instance, offer large, flexible open spaces more conducive to telecommunications and collaboration, while concentration or confidentiality zones allow the management or security-related staff to work more discreetly.

Functionality also played a central role in encouraging employee mobility: lockers for personal items, portable chargers available, and an abundance of power outlets integrated into desks and benches.

The idea: break down barriers between teams and relationships to create spaces that everyone can claim as their own, making everyone feel at home everywhere.

It was essential to balance the notion of nomadism with the goal of reinforcing corporate culture, to still offer a familiar professional setting for those who affectionately refer to it as “the Palatine home.”

The brand’s signature colors were thus incorporated throughout the signage as well as in the architectural and decorative elements, creating a warm yet elegant atmosphere. Creating landmarks was mainly about recreating an anchor point for teams: an environment where they feel comfortable, “like at home.” To this end, noble and raw materials coexist in a subtle palette of warm tones, more organic materials, and black.

Their role: to identify spaces and new uses, then reconnect the bank’s identity markers to the new offices.

Terracotta, wood, and greenery warm up the spaces, while black, brass, and high-end furniture stand out for their elegance. But how do you create a haven rather than just landmarks? By reconnecting teams and fostering emotional bonds and human connections.

To this end, tea rooms on every floor, a private terrace, and the Café-Club, the bank’s nerve center, offer spaces conducive to informal moments and shared time among colleagues.

The furniture, inspired by domestic design, reinforces these familiar, cozy markers: portraits, bookshelves, armchairs, and table lamps create a more personalized décor, fostering well-being.

### A project with multiple challenges and numerous stakeholders required constant coordination between the various decision-makers and project leaders (CSE, landlord, ambassadors, control office).

Adhering to BREEAM specifications and the constraints of a new building guided the feasibility of all our proposals, while also considering the demanding nature of the banking profession.

Our Engineering team was at the heart of the architectural project to ensure environmental, energy, legal, and safety compliance, considering the sector’s specific risks. In the end, the mission was accomplished, with satisfied employees who are gradually embracing their new professional environment with more ease and confidence.

Reimagining interiors to be more open to the world.

CNP Insurance has a presence in Europe and Latin America, providing cover to more than 50 million policy holders. CNP is the 2nd largest insurer in France, with more than 3,000 employees. Given the strength of the brand and the number of employees, the insurer needed a new head office in 2022.

At Factory, we worked with CNP to fit out their head office. Our key mission was to embody CNP's vision through its premises: openness to others and to the world.

Reinventing CNP's future premises: a major ambition.

With the move planned and construction in Issy les Moulineaux (Paris region) of the premises already underway, CNP contacted Factory with a major problem: how could these two business premises, which were almost too spacious for the group, be used intelligently?

Factory supported CNP by integrating new professional approaches at the heart of its workspaces.

As a key player in the new eco-neighbourhood of Issy Cœur de ville, CNP saw things on a grand scale: the two buildings of 7,500m2 provide accommodation for 25,000. 

Our architectural and creative response was based on two main expectations. The first was to support CNP in its transformation, by integrating new professional approaches at the heart of its workspaces.

As the world of work has shifted, managers and employees alike have to consider new parameters. Hybrid working, new ways of collaborating and quality of life now need to be fully integrated into planning and design considerations.

The post-pandemic world has changed, and so has the world of work.

Our aim was to put employees' needs back on the table and design offices adapted to their new uses. 

The second expectation, which largely drove the strategic response, was to think about the right way to use these large spaces without creating relational distance. 

Hybrid working, new ways of collaborating and quality of life now need to be fully integrated into planning and design considerations.

Encouraging innovation, collaboration and cross-functional exchanges between employees was a real challenge in the light of the dizzying amount of space. 

Shaking up the established order to start anew.

### Our task began with a project that was already well advanced. But how do you carry out a two-month internal audit on a project that's already underway, without impacting on the work in progress and the delivery schedule?

#### At Factory, we have a culture of taking on challenges, no matter how arduous. We took this new challenge very seriously and rolled up our sleeves.

Because we see our role as much more than just operational, our first response was a strategic audit and proposals for organisational restructure. The recommendations arising from our preliminary internal audit paved the way for a profound change in working habits in and in the day-to-day working lives of employees. At Factory, the free flow of people and energy is an essential part of our approach to designing workplaces favourable to collective and individual success.

It is an insight we gathered from collaborative studies carried out on workspace occupancy rates, on which we based our recommendation. Our suggestions were to develop a culture of flexible offices and to abandon closed offices in order to open people's minds. It's a challenging recommendation for many companies, but one that's completely in line with the growing use of teleworking.

From planning to action: the foundations of success.

3 and a half months of collaborative work to audit, strategise and implement the project in 25,000m2 of office space. Faced with such a challenge, our motto was "nothing is impossible". 

Once we'd laid the groundwork for the transformation, we had to bring CNP employees on board. Armed with our Design & Build by Factory method, and with the support of our long-standing partner Fabrique Spinoza, we were able to launch a major change management operation.

Using an active listening approach, we began by working on a global, projective assessment of the real impact of the transformation. This detailed study required immersion in the day-to-day lives of employees, as well as in management culture.

#### Our objective was to understand the existing professional custom and practice, in order to better reinvent them. As a major challenger and a firm believer in our culture of excellence, simply waving a finger in the air is out of the question for Factory. In this type of high-stakes project, the involvement and empowerment of employees and managers is a sine qua non for success.

Convinced, above all, that performance lies in the emotional involvement of everyone, we worked hard to get every stakeholder on board. More than just a large-scale project, this challenge was a real human adventure and a collective success story.

Oreima, investing in the future.

As a French real estate company with 15 years of experience, Oreima is one of the leading independent real estate investors in France.

Specializing in the office and retail sectors, Oreima's added value lies in the sustainable enhancement of real estate assets.

"Oreima strives to design projects that are not only intelligent and promising, but above all, more responsible and virtuous."

Usually commissioned for real estate projects located in the heart of Paris, Oreima is a player capable of innovation. It was within the framework of a real estate restructuring that they called on Factory to assist them with an incredible project, at the crossroads of Nanterre and Puteaux.

As a socially responsible company, Oreima endeavors to design projects that are not only intelligent and promising, but above all, more responsible and virtuous.

Neova, a raw diamond to shape and reinvent.

Our mission: to give a soul to this concrete colossus and make it attractive again for future tenants. And it is precisely because we understand the needs of users so well that Oreima approached us for such a significant project.

The stage is set for the challenge that awaits us: to rehabilitate an old building from the 1950s with great potential, covering an area of ​​nearly 12,000 m2, near the eco-district of Bergères.

This project was an opportunity to implement our skills and diverse expertise in the service of professional space marketing. How, with a limited budget, to revive a cold and aging structure from its ashes? What are the keys to success today for functional commercial spaces?

From consulting and auditing to architectural design, through conceptualization and marketing, Factory supported Oreima on a very broad scope. To design a space that works and is commercially appealing, we relied on our market knowledge, a detailed analysis of the environment and tenant expectations, as well as an in-depth feasibility study.

Before us stands a raw jewel, a blank canvas to reinvent with the ambition of making it the showcase of the 'Future At Work.'

What to do with a vast space, complete with a 300-space parking lot and a ground floor garden? A data center? A co-living building? Ultimately, we will make it into professional premises.

A green ecosystem "beyond the walls."

We had to design a space that was neutral enough to allow future tenants' appropriation, but paradoxically warm and characterful enough to generate interest. It also had to seamlessly integrate into its surroundings, without clashing with the nearby eco-district. A space enclosed within the city yet timeless, maintaining a perpetual confusion between interior and exterior. At the crossroads of worlds, we envision a vibrant living space bathed in light, where nature seems to have taken back its rights.

After clearly defining the purpose of the space, its environment, and target audience, we conceived a comprehensive and coherent concept, equipped with the best assets to appeal to its target audience.

We imagined a green oasis protected from the city's tumult, autonomous and intelligent. A business center that encompasses numerous services and communal spaces, focused on user practice. Available to future tenants: a comprehensive fresh-food dining offer with a modular eat & work area, a concierge service, recreational and wellness spaces, including: sports and fitness rooms, landscaped terraces, as well as modular and connected workspaces and meeting rooms.

Focused on modularity and mobility as well, everything was done to streamline circulation between spaces. More than just a functional support at the junction of the two buildings, the wooden footbridge structures the space and gives the building a unique aura. The concept of naturalness was pushed to its extreme: from selected plant species to garden essences, and through to sourced natural materials. Thus, woven materials, rope, linen, jute canvas, and solid wood create a warm decor.

Neova thus offers a complete business solution, providing a full-hospitality experience.

Responsible for defining the concept, its editorial and graphic identity, Factory conceived the project's naming and all its promotional tools, as well as a comprehensive study to identify the certifications the project could obtain as part of its rehabilitation, ensuring a balance between project expenses and profitability.

In a constant balancing act and with little visibility on the project's progress, our teams guided Oreima step by step, enabling them to turn their environmental commitment into reality: from defining objectives to auditing existing conditions, and then budgeting procedures. For example, we had to remove gas from the building, redo the entire sealing of the glass roofs, and source materials locally to obtain demanding certifications. We continuously adjusted the proposal to closely match their wishes while remaining faithful to the budgetary scope. In the same virtuous dynamic, we worked with a clearing company specialized in the reuse of materials to give a second life to native building elements.

Developing a dedicated methodology and partnering with an environmental consultancy allowed us to turn a real technical challenge into a success.

No loss, only optimization and reuse. More than just a celebration of naturalness, Neova thus gives meaning to this architectural choice with the ambition of making the project an example of commitment and environmental impact. Thus, thanks to the rigorous adherence to a strict specification and the determination of our teams, the location has now obtained the BREEAM International Refurbishment and Fit-out certification with a 'very good' score.

Not only because of the technical challenge it represented and the creativity required to achieve it, but also because of the interest it already generates among many tenants despite a gloomy economic context.

In the end, this project is now an endless source of pride for our teams and satisfaction for those of Oreima.

Mayoly, an iconic leader in the pharmaceutical sector.

Mayoly's products, shaped by a deep understanding of user needs and a perpetual spirit of reinvention, now constitute the heritage of pharmacies and parapharmacies in France. 

As a historic player in the French Pharmaceutical sector since 1929, Mayoly Spindler is an independent family laboratory specializing in gastroenterology and dermo-cosmetics.

With a keen sense of innovation, Mayoly has laid the foundations for domestic pharmaceutical practices and has firmly established itself at the heart of French households' health.

After conquering the French market with talent, Mayoly has expanded its expertise and vision abroad over the years, with a strong ambition to revolutionize the future of international health. In 2022, this ambition takes a new turn with the acquisition of the Consumer Healthcare branch of its counterpart Ipsen.

With 2,200 employees and numerous star products (Meteospasmyl®, Topicrem®, or Smecta®), Mayoly is now an essential part of family pharmacy.

Opening spaces to break down barriers and foster stronger relationships.

The primary need for this merger was undoubtedly space and circulation, driven by the movement of staff from Ipsen's branch, originally located in Boulogne. This involved relocating 450 MAYOLY-IPSEN employees to a carefully chosen 4500m2 site. While the capacity and living volumes were crucial elements of the project, the ability to unite two teams around a common corporate culture was equally central.

Following the acquisition of Ipsen's family health branch, a completely new company needed to be brought together under the auspices of a parent company.

The brand's cherished accessibility and proximity were to be felt between the management and the employees. There was a clear desire to revitalize the management floor and dissociate it from any ostentatious decorative markers usually associated with executive suites.

The challenge for Factory was to imagine a true corporate experience that would onboard ex-IPSEN employees into Mayoly's history and create overall alignment with the brand's heritage and values. This new phase in the company's life also provided an opportunity to reinvent its identity to align with the new reality of the enterprise. The brand platform and graphic guidelines underwent a complete overhaul, requiring a high degree of agility in our creative choices.

Factory took a bold approach, working "intuitively" by simply relying on the attributes of the logo and the three core values of Mayoly: Pragmatism - Responsibility - Kindness. In just 6 months and across 3 floors, the challenge was significant: to embody the values and culture of "care" dear to Mayoly through a unique layout strategy and strong design choices; all while not overshadowing the parallel artistic direction being developed with their design agency.
