Santarelli chooses transparency for its new premises.
Factory lays the foundations for this flourishing union
Big news: the industrial property consultancies IPISIDE, SANTARELLI and BREVALEX are merging to form a single entity with the aim of harnessing innovation and industrial property.
At such a pivotal moment, it was Factory which laid the foundations for this flourishing union. We built the cradle of their new corporate culture, the starting point for a whole new story.
Factory: at the crossroads.
This merger represented the coming together of three practices, three histories and three journeys.
It's a project that was as ambitious as the strategic merger itself, and one that required comfortable, high-capacity premises. Our aim was to involve each team in a collective venture to encourage the cohesion of the fledgling group. This completely new cross-functional and collaborative structure for the company, emerged to facilitate the flow of information and ideas.
Even before considering the layout and decoration, we had to find the ideal location to best serve the firm's international position. We sought to find an imposing, spacious location capable of accommodating a large number of staff. This presented us with a major challenge: bringing together our roles as real estate consultancy with Factory Design & Build, carried out hand-in-hand with the three firms.
Establishing Santarelli's new corporate culture: an ambitious project.
How do you simultaneously coordinate the end of 3 leases and the move of 3 entities to a single location?
At Factory, we don't shy away from anything, not even from tackling several major challenges at the same time. The starting point for our property experts' strategy was deciphering new business practices in the face of a rapidly changing world of work.
This initial understanding of employees' needs enabled us to propose an appropriate response, combining flexible collaborative methods and teleworking for employees.
We also had to ensure that the project was feasible across 4 different sites and conclude negotiations with the landlords. Finally, we had to shortlist locations that matched the brief and the strategic and human needs. Once the employees and organisations were aligned, a collective decision sealed the deal.
Making it possible.
It's unusual for an executive committee to want to involve its staff as fully as possible in a relocation project.
We carried out an in-depth study of the teams' daily commute to and from the offices. To match a catchment area that was convenient for everyone, we ended up choosing the Trinity Tower in La Défense over a building in the Opéra district, in the heart of Paris. It had a number of advantages that convinced management and staff alike, thanks to its ideal location and accessibility.
The Trinity Tower became symbolic for Factory and the Santarelli teams. Breaking with its surroundings, it also breaks with the norm and brings down the walls of outdated professional practice. What the tower tells us is that another professional future is possible. It has a reputation for offering the very best in corporate office services, with facilities dedicated to the cohesion and satisfaction of its tenants: concierge service, bar, reception, gym, auditorium, etc.
This skyscraper embodies the vision of "just built different" and was confirmed as our choice to develop the Group's corporate culture. 2 floors of 1,000m2 are joined by a private staircase, with a breathtaking view over the capital. We opted for an open-plan space, with no physical or intangible barriers between teams. Everything has been done to give the impression of a place that breathes: physical movement is fluid and the space is conducive to interaction. "An open space for an open mind" is what we wanted to bring to this project.
The move to 40% teleworking provided an opportunity to introduce flex office zones where offices are shared on a daily basis. Between glass-partitioned meeting rooms and places where people can be alone, the spaces are designed to combine openness and confidentiality, to meet every need. It's a sober yet resolutely forward-thinking concept. At Factory, we saw the Santarelli project as a textbook case. It was an opportunity to apply every area of our expertise, making the most of the cross-disciplinary nature of our businesses, on time and to budget.
